Our Buyers Services include:

  1. Daily MLS search for new listings meeting clients criteria, results emailed to client.

  2. Searching for un listed property on the Internet, newspapers, yard signs, etc.

  3. Prospecting for properties in areas of particular interest to client.

  4. Showing properties to clients.

  5. Researching properties of interest.

  6. Assist client in evaluating financing options and getting pre qualified or pre approved.

  7. Providing and reviewing with buyer paperwork involved in transaction

  2. Provide and review documents used to list and sell property. Includes listing agreement, required disclosures, Offer to Purchase and Contract, contract addendums as needed.

  3.  Measure property to determine square footage.

  4. Professionally photograph interior and exterior of home for use in advertising and promoting property.

  5. Compile necessary information  to accurately list and advertise property.

  6. Submit listing to Triangle Multiple Listing Service.

  7. Distribute listing information to popularly used web sites such as Trulia, Realtor.com, Zillow, Yahoo, Google, etc.

  8. Place For Sale sign on property where permitted.

  9. Place lock box on property when requested by seller.

  10. Schedule showings according to owner”s instructions. Showings scheduled through appointment center which is open 7 days per week.

  11. Follow up with showing agents to get feedback from them and their customers.

  12. Provide seller with regular updates of activity and feedback.

  13. Evaluate offers on the property and advise seller on best way to respond to all offers.

  14. Negotiate offers with buyer or buyer’s agent based on sellers instructions.

  15. Coordinate inspections, advise seller on best way to respond to repair requests, negotiate repair requests with buyer or agent, assist in arranging needed repairs.

  16. Monitor progress of buyer’s loan and keep seller updated as to status.

  17. Coordinate with closing attorney and provide necessary information to closing attorney.

  18. Review closing statement with seller, make sure any necessary corrections are made.

  19. Attend closing with or on behalf of seller, sign necessary documents.
